Owner-Driven COLLECTUS BIM Standardization for Digital Twin Integration

Overview: This use case describes a scenario where a building owner proactively provides the AEC (Architectural, Engineering, and Construction) teams with access to Collectus to ensure the final BIM (Building Information Modeling) deliverables are data-rich and compliant with the owner’s specifications for effective integration into a digital twin for post-occupancy management.

Objective: Leveraging Collectus to ensure the creation of comprehensive, data-rich BIMs via Collectus by the AEC teams, aligning with the project-specific BEP (BIM Execution Plan). This facilitates the efficient BIM data harvesting into the owner’s digital twin for building operations and maintenance upon handover.

Process:

1. Provision of Collectus by Owner:

Initial Setup: The owner licenses Collectus for the AEC teams at project kick-off, setting clear expectations for the quality and detail of BIM data, ensuring all components adhere to standardized data parameters aligned with the project goals.

BEP Integration: The Collectus BEP is clearly defined to specify AEC BIM data standards, formats, and details required for the owner’s seamless data use integration.

2. BIM Creation and Compliance Monitoring:

Development Phase: AEC teams use Collectus to develop and manage their BIMs, integrating detailed architectural, structural, and MEP information as the project evolves.

Compliance Checks: Using Collectus, the AEC teams (along with the owner), continuously check BIM compliance against the project BEP, ensuring that all data is correctly captured and organized for efficient future harvesting into the digital twin.

3. Regular Review and Data Validation:

Periodic Assessments: The owner and designated facility managers conduct periodic reviews at BIM delivery milestones via Collectus, focusing on the quality and completeness of the BIM data.

Adjustments and Feedback: Direct feedback through Collectus enables AEC teams to make necessary updates to align with the BEP requirements.

4. Final BIM Delivery and Handover:

Compliance Review: At project completion, the final BIM undergoes a thorough review using Collectus to confirm BEP compliance and readiness for data harvesting into the digital twin.

Integration into Digital Twin: The finalized BIMs are handed over to the owner and seamlessly integrated into the digital twin for efficient post-occupancy management.

Outcome: The owner acquires BEP-compliant, data-rich BIMs that are primed for immediate harvesting use into the digital twin. The use of Collectus ensures that all necessary data for facility, room, & asset management, as well as indoor GIS, is available and correctly formatted for efficient post-occupancy management.

Benefits:

Tailored BIM Deliverables: Ensures BIMs meet specific requirements for effective integration and data harvesting into the digital twin, reducing the need for costly retrofits or data reformatting.

Smooth Transition: Streamlines the shift from construction to operation, enhancing building management and maintenance efficiencies.

Enhanced Property Value: Maintains high standards of data quality and accessibility, boosting the long-term value of the property.

Strategic Owner Involvement: Demonstrates the proactive role of the owner in using Collectus to ensure AEC outputs align with post-occupancy needs, maximizing operational efficiency.

This use case demonstrates the strategic value of an owner providing Collectus to AEC teams, ensuring that the final BIM deliverables are tailored to meet specific post-occupancy needs and maximize operational efficiency.
